What does a construction director do, what are his main tasks and responsibilities?

The construction process includes not only the direct construction of the facility, but also the preparatory stage, when projects are developed and permitting documentation is prepared, quality control of work at each stage of construction and commissioning of the finished facility. In addition, in parallel, work is carried out with suppliers from whom construction materials are purchased, and contractors who perform certain types of work.

In construction companies, it is customary to single out activities directly related to the construction of objects (most often capital construction), and put a separate manager at its head - the construction director. At the same time, the position may have a different name, depending on the structure of the administration, for example, deputy director for construction. By the way, this is exactly what the position is called in the Unified Qualification Directory of Positions for Managers, Specialists and Other Employees, approved by Order of the Ministry of Labor No. 37 of August 21, 1998.

The responsibilities of a construction director usually include managing the construction process, solving daily problems, and monitoring the quality of work. At the same time, only general functions are fixed in his employment contract, while specific responsibilities are already described in the job description.

What is a site in production and construction

In the production and construction process, a site is a unit that is assigned the function of performing a specific task within the overall production or construction cycle. The overall completion date of work on a specific project also depends on the coherence and timeliness of work on a specific site. As a result, we can conclude that a lot depends on the head of the site, how he can organize the process and rally the team to complete the task.

construction site manager job responsibilities

Sample job description structure

There is no approved form of job description that would be mandatory for use, so each company develops its own sample, which is then applied to each staff member. In practice, a job description most often includes the following sections:

  1. General provisions.
  2. Functions.
  3. Job responsibilities.
  4. Rights.
  5. Responsibility.

For reference: when developing a job description for a construction director, in addition to the company’s local acts (staffing schedule, etc.), you can use the CAS, taking as a basis the position of deputy director for capital construction. The main thing is to take into account the real tasks assigned to the manager and note this in the instructions.

Legal nature and meaning of job description

The presence of job descriptions at an enterprise is to promote a correct understanding of their duties by staff, a rational distribution of labor and the correct selection of personnel. The document describes the requirements for work experience and education, his rights and responsibilities, the instructions help to avoid duplication of functions performed by the position of “site manager”. The responsibilities of such a leader are also of paramount importance. When assuming the rights of a site manager, a person must understand what is required of him and what liability may be for failure to perform the functions assigned to him, and how work is assessed.

General provisions of the instructions

This section begins with the name of the position as it appears in the staffing table (in our case, “construction director”). It should also be noted who the employee reports to. Usually he is directly subordinate to the head of the enterprise - it is he who issues orders both on the hiring of the construction director and on his dismissal. It also indicates who is subordinate to the construction director, and also determines the procedure for replacing an employee during his absence.

Responsibility of the Construction Director

As a managerial employee, the construction director, in addition to the usual types of liability (disciplinary, administrative, criminal, material), may be held personally liable:

  • for the results and efficiency of the company’s construction activities;
  • the consequences of an unreasonably made decision, which entailed a violation of the safety of property, as well as the damage caused by this.

It is not customary to describe in detail the mechanism for holding an employee accountable in this section of the job description; usually they limit themselves to a simple listing of certain types of violations and responsibility for them.

In conclusion, it remains to be said that when developing a job description for a position such as a construction director, it is especially important to take into account what tasks are assigned to him and what the company basically does. For example, if contractors are hired to carry out certain types of work, the construction director is responsible for both these works and for cooperation with the contractors. All the nuances of this employee’s work in a particular organization should be displayed in the relevant sections of his job description.
